About ScaledPlans

ScaledPlans turns residential plan PDFs into the paperwork a job needs: takeoffs, estimates, Manual J load reports, permit site plans and single-line diagrams. Every number stays checkable on the drawing.

Why it exists

Residential trade contractors lose unpaid hours every week turning plans into documents. Most bids are lost, so most of the time spent measuring a takeoff at night is never paid for. Permit offices ask for load calculations and site plans that someone has to draw. The usual choices are a scale ruler and a spreadsheet, desktop software licensed per seat, or paying a drafter for each document.

ScaledPlans is built for the crews in between: drywall, framing, paint, flooring, roofing, HVAC, electrical, plumbing, fence, deck, pool and solar contractors, usually 1 to 20 people, who bid from plans every week. It is not built for large commercial bid packages.

How it measures

Measuring is done by code, not by a language model. Lengths, areas and symbols come from the PDF's vector geometry, with image recognition for scanned sheets. The AI model reads labels, room names and schedules, and cross-checks tag counts against the schedule.

You confirm every quantity on an overlay: select a wall and see it highlighted with its length. Trust comes from being able to see and fix every number, not from a claimed accuracy figure. The example sheet on the home page shows the same review on a sample plan.

What we will not claim

  • No accuracy percentage. Check the scale against a known dimension before you price.
  • No permit approval and no engineering stamp. Local rules decide what a permit office accepts.
  • No prices or labor rates of our own. Your supplier prices and rates stay in your sheet.

Manual J reports meant for a permit get a human check and list their inputs, so a reviewer can follow the math. The free construction calculators show the formulas we use for quantities and loads.
